This indenture made the 20th day of July in the year one thousand eight hundred and five between Harry Beasley of the County of Spotsylvania on the one part and William Beazley and Elizabeth his wife, Ephraim Beazley William Oliver and Annie his wife, and Charles Beazley Elizabeth Beazley and Mary Beazley and Dorothy his wife, Matthew Carpenter and Sarah his wife, Harry Duerson and Nancy his wife, William Oliver and Anny his wife and Charles Beazley Elizabeth Beazley and Mary Beazley of the other part.
Witnesses that whereas you from Beasley deceased father to the above named William, Ephraim, Sarah, Nancy, Anny, Charles, Elizabeth, Mary, Harry dec'd, did in his lifetime sell to the above named Harry Beazley a certain tract of land and received of him the sum of ninety four pounds in full consideration and payment for a four-said land where on the said Harry now resides the marks and bounds as heretofore described and our father Ephraim Beazley not having it in his power to convey by deed to the said Harry the same land aforesaid, we the legatees and heirs of Ephraim Beasley dec'd think it just that our father's intention should be carried into effect, and now we do collectively and individually for ourselves and heirs acknowledge the receipt of the aforesaid ninety four pounds , and each of us for ourselves our heirs do doth convey in fee simple (as it was the intention of our father) unto the said Harry Beasley his heirs and forever the tract or parcel of land before said the bounds of which is as follows to wit, Beginning at a white Oak the north side of the unk corner to William Beasley and Francis Fernley Vince North forty eight degrees East, 13 poles to the oak on a hillside, that's North 57° West 53 poles Vince North 22 poles to Three oaks and two White oaks then North 38° east, 80 poles to Thomas bavins corner Vince North 15° East 22 poles to a red oak on the south side of a branch that's down the branch to its junction with another, Vince continuing South to a red oak on the Southside thereof that's 7° east, 110 poles to two red oaks, and the south side of the first mentioned pond then with the said road to the beginning including 71 acres together with all houses of any description, woods and meadows, ways, Waters and watercourses privileges, profits, easements and unk, emolments, unk and appurtenances whatsoever to the said land belonging or any wise appertaining thereto, with the use of the same to be enjoyed by the said Harry Beasley his heirs and assigns forever, or accepted unk, taken or known, as part and parcel or member there of belonging to the said same or any part thereof, not the revision or reversions remainder or remaining yearly or other real parts new other parts, and any other parts to the said Harry Beazley his heirs and assigns forever. To have and to hold the sad lands with the tenements on all and singular the premises having before mentioned or intended to have been bargained and sold to the said Harry by our deceased father Ephraim Beazley and every part or parcel there of we do relinquish our rights who members and appurtences and we the said William Beazley and Elizabeth his wife, Ephraim Beazley and Dorothy his wife, Matthew Carpenter and Sarah his wife, Harry Duerson and Nancy his wife, William Oliver and Annie his wife, Elizabeth Beazley Charles Beazley and Mary Beazley do relinquish for ourselves our heirs and in favor of the aforesaid Harry Beazley his heirs and assigns forever all rights title and interest either in law or equity, that we have or could have come possessed of the said land, by behalf of him the said Harry Beazley his heirs in a sign forever he a foresaid land marked and bounded as here indescribed free from the claims or claims of us the said William Beazley and Elizabeth his wife, Ephraim Beazley and Dorothy his wife, Matthew Carpenter and Sarah his wife, Harry Duerson and Nancy his wife, William Oliver and Annie his wife, Elizabeth Beazley Charles Beazley and Mary Beazley do for themselves or either of their heirs, shall will and do warrant and forever defend by these presents to the said Harry Beazley and his heirs forever a good and lawful right and title in fee simple to the aforesaid land.
